Why get condo insurance?

Condo corporations offer insurance for the exterior and shared spaces, but that doesn’t cover items inside your unit or any upgrades you make, like new flooring. You might also be responsible for part of the building’s deductible if repairs are needed.

How does condo insurance protect you?

Protect the items inside your unit, help cover building repair costs, and more. Explore our full coverage details. For Quebec clients, explore our Quebec coverage details.

Condo insurance covers damage to the interior of your unit, personal belongings, and liability coverage. Learn more about how condo insurance works with a condo corporation’s policy.

Your condo building’s corporation insurance usually only covers the outer structure of your unit, shared spaces or common areas, and any base unit furnishings. You’ll need condo insurance to protect your personal belongings or any upgrades you make to your unit. Condo insurance also helps in case your building’s corporation requires you to pay part of a deductible for repairs, like replacing the building’s roof.

Home insurance for a freehold townhouse generally looks the same as if you were insuring a detached house. If your home includes shared property, like a driveway or greenspace, you might need to get in touch with a financial representative to discuss your needs.

Our base condo policy package includes basic water damage protection, for damage from say a leaking pipe. We offer additional comprehensive water damage protection to cover damage from things like sewer back-up, flooding, and more. Learn more about our comprehensive water protection.

You will need separate home insurance for your second home.

We classify a second home as a property that’s used throughout the year, not just for recreation (like a seasonal home), and wouldn’t be unoccupied for more than 5 days. For example, a condo in the city you use during the work week but leave empty on the weekends would be considered a secondary home.
