If you’re a landlord, you have special insurance needs – whether you rent out space in your home or a separate building. You need adequate coverage to protect your property, including the dwelling, hallway fixtures, and other items. But you also need liability coverage in case a tenant or someone visiting your property is harmed and you are found responsible. Your insurance policy may not cover loss or damage caused by your tenant. So it’s extremely important to properly screen prospective tenants. Your policy, however, will cover a sudden and unexpected loss due to a named peril, such as a fire.
