Why get tenant insurance?

Tenant insurance helps renters protect the things a landlord’s insurance doesn’t, like the cost to replace any furniture that’s damaged in an accident. The average cost of a tenant’s personal property claim is $6,716 (based on 2023-2024 national data).

Liability coverage

Cover accidental damage to property not owned by you or unintentional injury to others.

Relocation expenses

If you ever need to stay at a hotel or move to a new unit due to damage or repairs related to a claim, we’ll help cover your relocation costs.

Property upgrades

We can help cover upgrades being made as part of a claim, like replacing damaged carpet from a water leak.
Optional coverage
Depending on where your apartment, condo, or rental home is located, or the value of the items you own, there might be other coverage we recommend.

Protection from sudden and accidental water damage caused by:
  • Water, septic or sewer backups
  • Storm surges
  • Waves from a storm or hurricane
  • Flooding from any body of water
  • Water from extreme weather
  • Rising of the water table

  • Add additional coverage for more valuable items, like rare books and collectibles, or a bike worth more than $2,000.
  • Add coverage for any personal items in storage.

Extend your policy to cover damage caused by earthquakes.

No, tenant insurance is not legally required in Canada, but some landlords may require you to have tenant insurance before renting a unit.

While standard tenant insurance does include some water damage protection, not every kind of water damage is included. For example, water damage caused from a leaky pipe might be covered, but damage from a sewer backup isn’t. Talk to a financial representative for more details or check out what our standard and premium policies can cover.

Yes, there is a limit on the value of the items that can be covered. The limit differs depending on your policy, and the items you’re looking to have insured. Check out our standard and premium policy details for more information.

No. Tenant insurance will only cover your own personal belongings and your own personal liability.

All the items in your unit, including your partner’s items, will be covered, up to any limits on the policy. If your items together exceed that limit, your policy prioritizes your items.

We recommend increasing your coverage so that both your and your partner’s items can be covered. Your liability coverage would not be extended to your partner without adding them to your policy.
